URA SPACE New Layers 2026

On 2 September 2026, the Urban Redevelopment Authority added five information layers to URA SPACE, its online map portal for planning and real-estate information. The layers help Qualified Persons (QPs), developers, planners, building owners and other users identify site-specific planning considerations; viewing a layer does not itself grant planning permission or replace the detailed URA requirements (URA, 2 September 2026).

Dwelling units and landscape replacement

The Dwelling Units (DU) layer helps users identify sites subject to dwelling-unit controls and derive the maximum number of DUs. For private non-landed residential development, the maximum is derived by dividing gross floor area (GFA) by a prescribed average DU size: 85 square metres or 100 square metres, depending on the location (URA, 2 September 2026).

The Landscape Replacement Area (LRA) layer supports the Landscaping for Urban Spaces and High-Rises (LUSH) framework. LRA requirements replace displaced greenery with on-ground or high-rise greenery and are calibrated by location, intensity or gross plot ratio, and development type. The layer identifies whether a site is in a Strategic Area, where more stringent requirements apply, and links users to the detailed requirements (URA, 2 September 2026).

Hotels and walking and cycling plans

The Hotels & Backpacker Hostels layer shows areas where restrictions apply to supporting new hotel or backpacker-hostel developments. It is a location-screening aid, not a statement that every hotel or hostel proposal is prohibited (URA, 2 September 2026).

The Walking and Cycling Plan (WCP) layer provides a quick guide to whether a development proposal may need a WCP as part of its planning-permission submission. The requirement depends on location, development type, intensity and scale, including factors such as GFA and DUs; the layer does not determine every proposal’s final submission requirements (URA, 2 September 2026).

Commercial strata subdivision

The Strata Subdivision of Commercial Properties layer identifies prominent areas and routes in the Central Area where strata subdivision of commercial components into individual units will not be allowed. The policy is intended to ensure that owners retain sufficient interest to maintain the quality of those areas; the mapped restriction is therefore location-specific, not a ban on commercial strata subdivision throughout Singapore (URA, 2 September 2026).
