Industrial Government Land Sales Programme — Second Half 2026

The Ministry of Trade and Industry (MTI) launched the second-half 2026 Industrial Government Land Sales (IGLS) programme with four sites on the Confirmed List. The sites have an estimated total area of 6.75 hectares and are released through the programme to help ensure an adequate supply of industrial space in Singapore. JTC Corporation is the sales agent for all four sites (MTI, 29 June 2026).

Confirmed List sites

Site Estimated area Zoning / GPR Tenure Estimated availability
Tuas Road 2.18 ha B2 / 1.4 36 years August 2026
Tuas West Drive 0.56 ha B2 / 1.4 23 years October 2026
Tuas View Lane 0.80 ha B2 / 1.4 23 years November 2026
Tuas Avenue 20 3.21 ha B2 / 1.4 36 years December 2026

The areas and dates are estimates. MTI says the sites are subject to change, and the estimated available date refers to when detailed conditions of sale are expected to be made available, not to a completed sale or an assured occupation date (MTI, 29 June 2026).

How to interpret the programme

IGLS is a land-release programme, not a grant, automatic land allocation or guarantee that every listed site will be awarded to an applicant. The Confirmed List identifies sites scheduled for release, while tender conditions and sales outcomes determine what happens to each parcel. The Tuas Road site was already in the 1H 2026 Reserve List; its appearance in the 2H Confirmed List is a programme-status detail, not evidence that the site has been sold (MTI, 29 June 2026).

Tender status and site-data boundaries

The Confirmed List means that MTI has placed the parcel in the programme for release during the stated half-year; it is not the same as a successful tender, a lease grant or an immediate right to occupy the site. The published table gives planning information—estimated site area, B2 zoning, gross plot ratio, tenure and an estimated date when detailed conditions of sale are expected to be made available. MTI explicitly says the sites and areas are subject to change. A business assessing a parcel therefore needs the later conditions of sale and tender outcome, not only the headline table (MTI, 29 June 2026).

The distinction between the Confirmed List and Reserve List is also temporal rather than a promise of ownership. A Reserve List site can be moved into the Confirmed List when the programme schedules it for release; that movement does not prove that the site has been tendered or sold. For 2H2026, Tuas Road's footnote records that it was already in the 1H2026 Reserve List. JTC is the sales agent for all four sites, but acting as sales agent does not mean JTC has awarded the land or that every applicant receives an allocation (MTI, 29 June 2026).
